For every project we provide a set of planning drawings so you can visualise your project in detail, and also a full set of plans for you to appoint a builder.

We will undertake a full initial visit to look at your project and to discuss with you what you want to get out of the project. We will provide an initial sketch design and a works quotation to for the full project. At this stage you just provide us with a cuppa.
Once you are happy with the design, we can then undertake the house survey to enable us to produce the drawings required for planning. We will liaise with you throughout this process just to make sure we get things 100% for you.
Once planning permission has been granted, or we’ve established it’s not required, we will provide a full pack of information for Building Control approval. This will include engineer’s calculations and construction drawings for your builder. We will submit to the Local Authority for approval prior or as your works take place.
Every project is different, by size and complexity however we can give guide prices as below. Remember prices include submission of drawings to planning and to building building control if required, we don’t charge you extra for submitting anything online!
Where your extension is covered by permitted development, a planning application is usually not required, so we won’t charge you for one. We do however recommend applying for a Certificate of Lawful Development for any work being undertaken under Permitted Development. We can advise you on what applications are required and where.

A site visit will be undertaken to perform a measured survey and take photographs. This is also the ideal time to discuss your requirements and a more detailed brief.
A first draft of the plans will then be drawn up and sent over for approval. These will include sufficient information for planning submission (if required). For projects covered under permitted development a Certificate of Lawful Development or Larger homes application will be submitted. For projects requiring full planning permission a Householder Application will be submitted. Spacium act as your Agent, so theres nothing you need to to at this stage.
Once approval is received from the council, you will be informed and we wil undertake the building regulations plans and issue a draft copy for your approval. During this time we will obtain a quote from our engineer for any structural calculations required.
Once you are happy with the drawings these will be submitted along with any Structural calculations to the relevant Building Control for approval prior to the project starting on site. When plans are approved by Building Control, work can then start and Building Control with inspect the works at key stages.
